We check financing before the viewing, schedule viewings in blocks and keep you updated every day.

Notary and handover
We help align the contract, sit with you at the notary and hand over the keys.

Home staging
An empty room is hard to sell.
We show what is possible before anyone walks in. Dining room in Winterhude: original photo and virtually furnished.

FAQ
Frequently asked questions
What does selling with B&H cost?
We discuss our commission at the first meeting, once we have seen the property. It is only due when the purchase contract has been signed at the notary. Photography, drone footage, the 360° tour, home staging, the brochure and publication on the portals are included, there are no upfront costs.
How long does a sale in Hamburg take?
From the first meeting to the signature at the notary we allow three to six months in Hamburg. Well-prepared properties in sought-after districts such as Eppendorf, Winterhude or Ottensen are often reserved within four to eight weeks. After the notary appointment, payment and handover usually take another four to eight weeks.
Which documents do I need?
Land register extract, floor plans, living space calculation, energy certificate, for apartments the declaration of division, minutes of the last three owners' meetings, the budget and annual accounts, for houses the building permit, site plan and building encumbrance certificate. Whatever is missing we obtain from the Hamburg authorities with your power of attorney.
Who pays the agent's commission?
Since December 2020 the rule across Germany is: when an apartment or single-family house is sold to a consumer, the commission is shared and the buyer pays at most as much as the seller. In Hamburg an equal split is customary. For apartment buildings, land and commercial property the split can be agreed freely.
How do you set the asking price?
From actually notarised purchase prices of comparable properties, the data of Hamburg's official valuation committee and what we see at the viewing: condition, layout, floor, light, energy class, service charges and reserve. You receive a range with reasons, not a calculator figure. The asking price is your decision.
Can you sell my property discreetly, without portals?
Yes. We then approach selected buyers from our register and show the property only after proof of financing. It takes a little longer than an open sale, but for owners who do not want attention in the neighbourhood it is often the right way.
Do you also sell outside Hamburg?
Yes, in the surrounding area and across northern Germany, for example in Schleswig-Holstein and south of Hamburg. Our focus is Hamburg, where we know prices street by street.
