Ottensen was a workers' and industrial district and is now one of the most sought-after quarters west of the Alster: small-scale, with factory lofts, period buildings and the Elbe within walking distance. Sellers here have many buyers and still need to look closely.
Location and transport
Ottensen lies in the Altona borough, west of Altona station and north of the Elbe, between Altona-Altstadt, Bahrenfeld and Othmarschen. Altona station with long-distance, S-Bahn and regional trains is at the eastern edge, the S1 and S3 stop there and at Othmarschen station. The fish market, the Altonaer Balkon and the Elbe are within walking distance.
Ottenser Hauptstrasse and Bahrenfelder Strasse are the shopping streets, Spritzenplatz the centre. The Zeise halls with their cinema, the Fabrik concert venue and the many restaurants fill Ottensen in the evening. Green space is found on the Elbe, in Donners Park and Fischers Park.
Buildings and housing stock
Wilhelminian apartment houses with units of 50 to 110 square metres in the streets around Spritzenplatz, Fischers Allee and Am Felde. Former factories converted into lofts, such as the Zeise halls and buildings on Friedensallee. Smaller town houses and terraces in the side streets towards Othmarschen. New builds mainly on former commercial sites on Friedensallee and around the station.
Ottensen is one of the areas with a social preservation ordinance. Converting rental into owner-occupied apartments requires approval, which keeps the supply of apartments for sale scarce and supports prices for existing ones.
Who buys here
Creatives, freelancers, employees from media and agencies, many with children, who want a small-scale district with schools, nurseries and the Elbe nearby. Plus buyers from Eimsbüttel and the Schanze quarter who need a larger apartment and want to stay in the west.
Ottensen buyers decide emotionally and quickly, but check service charges, reserve and noise. An apartment on Ottenser Hauptstrasse is a different product from the same apartment two streets away in a courtyard.
