Districts
Property in Hamburg: our districts
Hamburg is not one market but many. For the districts where we sell most often, we have written down what owners and buyers should know.
Hamburg-Nord · 20249, 20251
Eppendorf
Our office is at Eppendorfer Baum and we walk through this district every day. Eppendorf is where we do most of our valuations, and where the difference between a good and a very good apartment is most expensive.
7,000 – 10,500 € per m² of living space
Hamburg-Nord · 22299, 22301, 22303
Winterhude
Winterhude is large, and the price depends on which Winterhude the apartment is in: on the Alster bank, in the period quarter around Mühlenkamp, in the listed Jarrestadt or in the north by the Stadtpark. We sell here regularly and know the differences street by street.
6,500 – 10,000 € per m² of living space
Eimsbüttel · 20144, 20149
Harvestehude
Harvestehude is the most expensive residential area in Hamburg north of the Elbe, and selling here works differently: quieter, with fewer buyers and higher demands on documents and presentation. Our office is five minutes from Klosterstern.
8,500 – 14,000 € per m² of living space
Eimsbüttel · 20146, 20148
Rotherbaum
Rotherbaum is two districts in one: Pöseldorf and the Alster bank with villas and prices like Harvestehude, and the Grindel quarter around the university with period apartments where Hamburg studies, researches and stays young.
7,500 – 12,000 € per m² of living space
Eimsbüttel · 20253, 20255, 20257, 20259
Eimsbüttel
Eimsbüttel is the densest and liveliest of the districts we sell in: almost 60,000 people, period blocks, Osterstrasse, and demand that has not let up for years. Here we most often sell apartments between 50 and 90 square metres.
5,500 – 8,500 € per m² of living space
Altona · 22763, 22765
Ottensen
Ottensen was a workers' and industrial district and is now one of the most sought-after quarters west of the Alster: small-scale, with factory lofts, period buildings and the Elbe within walking distance. Sellers here have many buyers and still need to look closely.
6,000 – 9,500 € per m² of living space
Altona · 22587
Blankenese
Blankenese is the only district where we value more houses than apartments. Villas on Elbchaussee, captains' houses in the Treppenviertel, family homes in the hinterland: a sale here needs time, discretion and buyers one knows.
7,000 – 12,000 € per m² of living space
