Property in Harvestehude: selling an apartment or villa

Harvestehude is the most expensive residential area in Hamburg north of the Elbe, and selling here works differently: quieter, with fewer buyers and higher demands on documents and presentation. Our office is five minutes from Klosterstern.

Location and transport

Harvestehude lies in the Eimsbüttel borough on the west bank of the Outer Alster, between Eppendorf to the north and Rotherbaum to the south. The U1 stops at Klosterstern and Hallerstrasse, the U3 at Eppendorfer Baum and Hoheluftbrücke. Jungfernstieg is eight minutes by train, thirty on foot along the Alster.

Klosterstern with St. Nikolai church is the centre, Innocentiapark the green space, the Isemarkt under the viaduct the weekly market. The Alster bank between Krugkoppelbrücke and Fährdamm, Harvestehuder Weg and Alsterkamp are the addresses Hamburg is known for.

Buildings and housing stock

Villas and town villas from around 1900 on the Alster bank and in the streets behind it, many divided into apartments of 150 to 300 square metres. Around Klosterstern, Isestrasse and Hochallee, Wilhelminian apartment houses with stucco and large units. In between, post-war buildings on war-damaged plots, and a few new developments that achieve prices above 15,000 euros per square metre.

Whole villas for owner-occupation are the rarest asset on the Hamburg market. They are traded almost exclusively without publication.

Who buys here

Entrepreneurs, partners in law firms and practices, families relocating to Hamburg from abroad who want the city centre close and green and water closer. Many buyers purchase without financing or with equity above half the price. They expect complete documents at first contact and discretion.

For investors Harvestehude is less interesting, because rental yields at these prices are low. This is an owner-occupier market.

Selling in Harvestehude

Here a sale often starts without a portal. We approach buyers from our register who are looking for exactly this location, show the property individually after proof of financing, and only publish if the discreet route does not lead to a deal. Photography and drone footage are essential, because the waterside location is the argument.

We derive the price from the few notarised comparable sales that exist and disclose how we calculated. In Harvestehude an excessive price costs more than elsewhere: the property becomes known, and buyers wait.

FAQ

Frequently asked questions

What does an apartment in Harvestehude cost?

Asking prices in 2026 range roughly from 8,500 to 14,000 euros per square metre, on the Alster and in new developments also above. Post-war buildings in the second row form the lower end. Only a valuation on site is binding.

How does a discreet sale work?

No portal, no sign, no public brochure. We approach buyers who have shown us their search profile and financing, and show the property individually. You know before every viewing who is coming.

How many buyers are there for a villa in Harvestehude?

Few, but serious ones. For a villa on the Alster bank we know a handful of buyers in Hamburg and some abroad. Two or three viewings lead to a deal here more often than thirty in other districts.

How long does a sale in Harvestehude take?

Longer than in Eppendorf or Winterhude, because the pool of buyers is small. We allow three to nine months to the notary. In return the price is less negotiable if it is right from the start.
