Property in Eppendorf: selling an apartment or house
Our office is at Eppendorfer Baum and we walk through this district every day. Eppendorf is where we do most of our valuations, and where the difference between a good and a very good apartment is most expensive.
Location and transport
Eppendorf lies in the Hamburg-Nord borough between the Alster, the Isebek canal and the university hospital UKE. The U3 stops at Eppendorfer Baum and Kellinghusenstrasse, the U1 at Hudtwalckerstrasse on the Winterhude side. The city centre is ten minutes by train, about twenty by bike.
Eppendorfer Landstrasse is the district's shopping street, with shops, cafés and the weekly market at Eppendorfer Marktplatz. Water is never far: the Eppendorfer Mühlenteich pond, Hayns Park, the Alster bank along Leinpfad and the Isebek canal with the Isemarkt under the elevated railway, Europe's longest open-air market, on Tuesdays and Fridays.
Buildings and housing stock
Eppendorf is a period district. Wilhelminian and Art Nouveau buildings from 1890 to 1914 shape the streets around Eppendorfer Baum, Klosterallee, Loogestrasse and Haynstrasse: stucco façades, floor-through apartments of 100 to 180 square metres, ceilings above three metres, double doors, parquet. Add the red-brick buildings of the 1920s and 1950s, town villas along the canals and occasional new builds, mostly infill inside the blocks or replacing post-war buildings.
Single-family houses are rare and found mainly in the north towards Lokstedt and at the Eppendorfer Mühlenteich. What exists is almost never offered publicly. The market consists of apartments, and there of two groups: modernised period apartments in the best streets, and apartments needing work, whose price depends on the scope of that work.
Who buys here
Families moving up from a smaller apartment in Eimsbüttel or Winterhude who want to stay. Doctors and researchers from the UKE. Couples whose children have left home and who move back into the city from the outskirts. And investors who value stability and therefore also buy tenanted apartments.
These buyers check carefully: owners' meeting minutes, reserve fund, heating, façade, roof. An Eppendorf period apartment with a healthy owners' association sells within weeks. One with postponed renovation needs an honest price and a brochure that explains the situation instead of hiding it.
Selling in Eppendorf
The asking price matters more here than elsewhere, because buyers know the market and have seen comparable apartments in the same street. We set it from notarised sales of the last twelve months, not from portal prices. We photograph in daylight, show the ceiling height rather than distorting it with a wide angle, and put the floor plan in the brochure. Empty apartments we furnish virtually.
We group viewings into blocks and invite only buyers with verified financing. For owners who do not want to draw attention in the neighbourhood, we sell without portals through our register on request.

FAQ
Frequently asked questions
What does an apartment in Eppendorf cost?
Asking prices for period apartments in 2026 range roughly from 7,000 to 10,500 euros per square metre, modernised apartments in the streets by the Alster and around Eppendorfer Baum above that, apartments needing work or on the ground floor below. New builds are rarely offered and sit at the upper end. Only a valuation on site is binding.
How long does a sale in Eppendorf take?
Well-prepared period apartments with a realistic price are usually reserved within four to eight weeks. The notary appointment and payment add another two to three months.
Is it worth modernising before the sale?
Rarely on a large scale: a new bathroom costs 25,000 to 40,000 euros and is seldom paid back in full, because Eppendorf buyers have their own ideas. What almost always pays: painting, sanded parquet, decluttered rooms, a valid energy certificate and complete documents.
Is there a social preservation ordinance in Eppendorf?
Parts of Eppendorf are covered by a social preservation ordinance. It mainly concerns conversions, mergers of units and the conversion of rental into owner-occupied apartments, which then require approval. Selling an existing owner-occupied apartment is not affected. We check whether your address is in the area before the sale.
