Location and transport

Rotherbaum lies in the Eimsbüttel borough, directly north of the city centre, between Dammtor, the Outer Alster and Grindelallee. Dammtor station with long-distance, S-Bahn and U-Bahn trains is at the southern edge, the U1 stops at Hallerstrasse, the U3 at Schlump. People who live here walk into town.

Pöseldorf around Milchstrasse and Magdalenenstrasse is a village of galleries, boutiques and restaurants. The Grindel around Grindelhof and Grindelallee belongs to the university with its cafés, bookshops and the Abaton cinema. Rothenbaumchaussee runs from Dammtor past the tennis stadium, which hosts the Rothenbaum tournament every summer, up to Klosterstern.

Buildings and housing stock

Villas and mansions on the Alster bank, on Alsterchaussee and in Pöseldorf, often divided into apartments or used as law firms and consulates. Wilhelminian apartment houses at the Grindel, in Heimhuder Strasse and around Hallerstrasse. The Grindel high-rises from the late 1940s, Hamburg's first high-rise estate, are listed and offer apartments with views over the city at prices well below the district average.

Rotherbaum has hardly any single-family houses. The market consists of apartments in villas and period buildings plus a few new developments, mostly on former commercial or institute sites.

Who buys here

In Pöseldorf and on the Alster the same buyers as in Harvestehude: owner-occupiers with high equity, often connected to law firms, consulates and city-centre companies. At the Grindel, parents buy apartments for studying children, university researchers buy, and investors bet on the permanently high demand for small apartments.

Small apartments up to 50 square metres sell faster at the Grindel than anywhere else in Hamburg. Large apartments in Pöseldorf need the right buyer and time.

Selling in Rotherbaum

We keep the two markets strictly apart when valuing. For Pöseldorf and the Alster the discreet route through our register applies, for the Grindel the fast, broad publication with a complete brochure, because demand is high and a good price comes from several buyers in the first week.

For the Grindel high-rises and other listed buildings we explain in the brochure what heritage status means for alterations and depreciation. For tenanted apartments we show what a sale brings vacant and tenanted.

FAQ

Frequently asked questions

What does an apartment in Rotherbaum cost?

Asking prices in 2026 range roughly from 7,500 to 12,000 euros per square metre. Grindel high-rises and post-war buildings at the lower end, period buildings at the Grindel in the middle, Pöseldorf and the Alster bank above, sometimes well above. Only a valuation on site is binding.

Is an apartment at the Grindel a good investment?

Demand from students and university staff is permanent, vacancy practically does not exist. The rent cap limits the rent, so yields are two to three percent. If you want stable value and easy letting, the Grindel is the right place.

What about the Grindel high-rises?

The twelve towers are listed, the apartments are small to medium-sized, many with a balcony and a wide view. Prices are well below the district average, buyers are mostly owner-occupiers and investors who value the view and the Grindel location.

How fast does an apartment in Rotherbaum sell?

Small apartments at the Grindel are often reserved within two to four weeks. Large apartments in Pöseldorf and on the Alster take three to six months, because the pool of buyers is small.
