Property in Eimsbüttel: selling an apartment or house

Eimsbüttel is the densest and liveliest of the districts we sell in: almost 60,000 people, period blocks, Osterstrasse, and demand that has not let up for years. Here we most often sell apartments between 50 and 90 square metres.

Location and transport

Eimsbüttel lies in the borough of the same name west of Rotherbaum and Harvestehude, between the Isebek canal, the Schanze quarter and Lokstedt. The U2 stops at Christuskirche, Emilienstrasse, Osterstrasse and Lutterothstrasse, the U3 at Schlump and Hoheluftbrücke. The city centre is eight to twelve minutes away.

Osterstrasse is the shopping and going-out street, Weidenallee and the Schanze quarter are within walking distance. Green space is found along the Isebek canal, in Wehbers Park, Unnapark and at the Kaifu open-air pool, the oldest in the city.

Buildings and housing stock

Wilhelminian perimeter blocks with apartments of 50 to 120 square metres shape the Generalsviertel between Osterstrasse and the Isebek canal, the streets around Christuskirche and the quarter around Weidenallee. 1920s red brick, 1950s post-war buildings on war-damaged plots and new developments of the last ten years complete the stock. Towards Lokstedt in the north it becomes looser, with terraced and single-family houses.

Many buildings still belong to a single owner and are traded as apartment buildings. Converting them into owner-occupied apartments requires approval in large parts of Eimsbüttel, because a social preservation ordinance applies.

Who buys here

Couples and young families moving from a rented apartment in the district into their first owned one. They know Eimsbüttel, know which street is quiet, and decide quickly. Plus investors for the many small apartments, and owner-occupiers from Eppendorf and Harvestehude for whom prices there have become too high.

Eimsbüttel buyers look at the floor, the balcony and the position towards the courtyard. A quiet courtyard apartment on the third floor with a balcony achieves a clear premium here over the street side.

Selling in Eimsbüttel

Because demand is high, selling in Eimsbüttel is about preparation, not about finding buyers. A brochure with complete documents, floor plan and 360° tour pre-sorts the enquiries, and we group viewings into two blocks. Several buyers with verified financing in the first week are the way to the best price.

Before the sale we check whether the address is in the preservation ordinance area and what that means for buyers. For tenanted apartments we calculate the discount and, if you wish, talk to the tenant about buying.

FAQ

Frequently asked questions

What does an apartment in Eimsbüttel cost?

Asking prices in 2026 range roughly from 5,500 to 8,500 euros per square metre. Post-war buildings and street-side ground floors at the lower end, modernised period apartments in the Generalsviertel and by the Isebek canal above, new builds at the upper end. Only a valuation on site is binding.

What does the social preservation ordinance mean for my sale?

For an existing owner-occupied apartment nothing changes. Affected are alterations that substantially raise the standard, mergers of units and the conversion of a rental building into owner-occupied apartments, which need approval from the borough office. For buyers of an apartment building this matters, because conversion is usually not possible.

How fast does an apartment in Eimsbüttel sell?

At a realistic price, apartments up to 90 square metres are often reserved in two to four weeks. Large apartments above 120 square metres take longer, because the pool of buyers is smaller.

Should I sell tenanted or vacant?

Vacant usually brings 15 to 25 percent more in Eimsbüttel, because owner-occupiers set the market. Termination for own use is often ruled out for buyers because of the ten-year protection period after conversion. If the tenant wants to move out anyway, it pays to plan the sale after that.
