Property in Blankenese: selling a house or apartment on the Elbe
Blankenese is the only district where we value more houses than apartments. Villas on Elbchaussee, captains' houses in the Treppenviertel, family homes in the hinterland: a sale here needs time, discretion and buyers one knows.
Location and transport
Blankenese lies in the Altona borough on the north bank of the Elbe, about twelve kilometres west of the city centre. The S1 runs from Blankenese station to Jungfernstieg in 25 minutes. Elbchaussee follows the riverbank to Altona, the A7 motorway is ten minutes away via Osdorfer Landstrasse.
The Treppenviertel on the Süllberg with its 5,000 steps and captains' houses is the image everyone knows of Blankenese. Add the Elbe beach, the Hirschpark, Baurs Park and the village centre around Blankeneser Bahnhofstrasse with shops, market and restaurants.
Buildings and housing stock
Villas of the 19th and early 20th century on Elbchaussee, at Falkenstein and in the Hirschpark, many on plots above 2,000 square metres. Captains' and fishermen's houses in the Treppenviertel, small, winding, with Elbe views and no parking. Single-family houses from the 1950s to 1990s in the hinterland towards Sülldorf and Iserbrook, many on large plots. Apartments mainly in divided villas and in new developments near the village centre.
Blankenese has some of the highest land prices in Hamburg. For older houses in the hinterland the land value is often higher than the value of the building, which makes a sale to a developer or a buyer planning to build new an alternative.
Who buys here
Families coming from Eppendorf, Harvestehude or Othmarschen looking for a house with a garden. Entrepreneurs and executives for whom the Elbe view is the argument. Retired couples moving from a large house into an apartment in the village centre, who are seller and buyer at the same time.
Many buyers pay with equity, and the decision takes longer than in the city because plot, building fabric and planning law are examined. Anyone selling a house in Blankenese should have the building file, site plan and encumbrance certificate ready before the first appointment.
Selling in Blankenese
Villas and houses with Elbe views we sell first discreetly through our register, with drone footage showing plot and location and a brochure that describes planning law and plot. Single-family houses in the hinterland usually go openly on the portals, because the pool of buyers is larger.
For the price we calculate land value and building value separately and show you both routes: sale as a home or sale as a plot. In Blankenese they are sometimes 20 percent apart.

FAQ
Frequently asked questions
What does a house in Blankenese cost?
Single-family houses in the hinterland are offered in 2026 roughly between 1.2 and 2.5 million euros, villas with Elbe views or on Elbchaussee from about 3 million up to double-digit millions. Apartments range roughly from 7,000 to 12,000 euros per square metre. Only a valuation on site is binding.
How long does a house sale in Blankenese take?
Longer than in the city. We allow four to nine months to the notary, for villas in the top segment even longer. The pool of buyers is small, examines thoroughly and cannot be rushed.
Is it better to sell the house as a plot?
For houses from the 1950s to 1970s needing renovation on large plots, often yes. Developers and buyers planning a new build pay for the land, not the building. We calculate both routes before you decide.
What applies in the Treppenviertel?
The Treppenviertel is a protected area with design rules, and some houses are listed. Alterations are restricted, parking is lacking, moves are laborious. Buyers accept this because this location exists only once. In the brochure we state the restrictions openly.
