Property in Winterhude: selling an apartment or house
Winterhude is large, and the price depends on which Winterhude the apartment is in: on the Alster bank, in the period quarter around Mühlenkamp, in the listed Jarrestadt or in the north by the Stadtpark. We sell here regularly and know the differences street by street.
Location and transport
Winterhude lies in the Hamburg-Nord borough, east of the Outer Alster and north up to the Stadtpark. The U1 stops at Hudtwalckerstrasse and Lattenkamp, the U3 at Sierichstrasse, Borgweg and Saarlandstrasse. By bike along the Alster you reach Jungfernstieg in twenty minutes.
Mühlenkamp with its restaurants and shops is the centre, Goldbekplatz the second. The Stadtpark with planetarium, open-air pool and lake is the district's green space, plus the canals: Goldbek, Osterbek, Rondeel and Leinpfad canals, with canoe hire and apartments with their own jetty.
Buildings and housing stock
Four Winterhudes: on the Alster bank and in streets such as Bellevue, Sierichstrasse, Leinpfad and Fernsicht stand town villas and grand period buildings, with the highest prices in Hamburg outside Harvestehude and Blankenese. Around Mühlenkamp, Gertigstrasse and Hofweg, Wilhelminian apartment houses with units of 60 to 140 square metres. The Jarrestadt, built 1927 to 1930 under Fritz Schumacher, is a listed ensemble of brick expressionism with compact, bright apartments and large courtyards. In the north between Stadtpark and Barmbek, post-war buildings, 1950s red brick and recent new builds.
Houses exist mainly as town villas on the Alster and canals and as terraced and semi-detached houses in the north. Apartment buildings change hands regularly, mostly without a portal.
Who buys here
Winterhude attracts two groups who no longer find what they want in Eppendorf: young families looking for a three-room apartment around Mühlenkamp, and buyers who specifically seek listed buildings with tax depreciation in the Jarrestadt. On the Alster, owner-occupiers pay for the water and investors often secure a property without a viewing.
In the Jarrestadt and the post-war buildings by the Stadtpark, the energy certificate is the first topic. Sellers here should state the heating and the state of façade renovation clearly in the brochure.
Selling in Winterhude
For the Winterhude apartment you see on this website as property 0041 we did everything we offer every owner: daylight photography, a drone shot of the location, a 360° tour, virtual home staging for the empty dining room and a brochure that answers buyers' questions before the viewing.
The price comes from notarised sales in the same location. For canal and Alster positions we value view and jetty separately, because the range within a single street here can be 2,000 euros per square metre.

FAQ
Frequently asked questions
What does an apartment in Winterhude cost?
Asking prices in 2026 range roughly from 6,500 to 10,000 euros per square metre. Jarrestadt and post-war buildings at the lower end, period buildings around Mühlenkamp and Hofweg in the middle, Alster and canal positions above, sometimes well above. Only a valuation on site is binding.
What does the Jarrestadt's listed status mean for a sale?
Buyers can depreciate renovation costs for tax, which makes the apartments attractive to investors. Changes to façade, windows and layout need the heritage office's consent. In the brochure we state the listed status and the owners' resolutions on renovation, because buyers ask exactly that.
Does an apartment on a canal sell faster?
Usually yes, and at a higher price. A private jetty or a view of the water attracts buyers who otherwise only search on the Alster. It matters that photos and drone footage show the water, rather than only mentioning it in the text.
Do investors buy in Winterhude too?
Yes, especially in the Jarrestadt and for tenanted period apartments around Mühlenkamp. Tenanted apartments in Winterhude achieve about 15 to 25 percent less than vacant ones, because the rent cap applies and Hamburg's protection period against termination for own use is ten years.
